One of the joys of building a new home rather than buying used is getting exactly what you want, and this is an area where many builders, particularly larger ones, see as an opportunity to gouge extra margin from the unwitting.
On the surface, most home builders seem to offer similar products, the biggest difference being in their plans, facades & prices. But unfortunately, many of the most important differences are hard to recognize until you have committed or your home construction has commenced, at which stage it's too late.

Every design is available in standard form or mirror reverse so that it can be orientated to suit the block and the sun.
A Bellriver home is the most highly specified new home on the market.The list of standard inclusions includes steep roof pitch, upmarket kitchens with bulkheads, stainless steel appliances including microwave and dishwasher, stone bench tops, soft closers on all doors and draws, Polytec wall hung vanities, stone or marble feature tiles, ceramic toilets, glazed entrance door, double hung feature windows, timber blinds, quality carpet, tiles and even Airconditioning.
We don't attempt to start low so that we can up-sell you after you have signed the contract. Or pretend that we include thousands of dollars of items "at no extra cost". What we do offer is exceptional value and build quality. To this end, our 'standard' price includes 'essentials' like earthworks and slab piers, BASIX requirements, council fees and connection of services (not all builders include these). We also include: air conditioning, timber blinds, carpet and tiles, the dishwasher, microwave, light fittings and even the door bell.No fine print. Nothing hidden. What is 'included' is a simple, transparent approach that delivers an up-front all inclusive quote.
